In the heart of Stockholm’s tech suburb, Kista, the former Ericsson headquarters is being transformed into a modern and vibrant residential area. Kista Square Garden will house around 800 apartments – all with prefabricated bathrooms from Green Box.

Recycling with care – sustainability in practice

The developer Klövern and the turnkey contractor ED Bygg have chosen an ambitious and sustainable approach: to preserve and reuse the existing building structure instead of a new build. This significantly reduces both consumption of materials and carbon footprint.

As part of the transformation, the original façade will be removed, allowing Green Box’s prefabricated bathrooms to be hoisted into place concurrently with the stages of the project.

Customised bathrooms tailored to the project

Kista Square Garden is a model example of the value of close collaboration between developer, contractor and supplier. Ongoing dialogue and consultation have resulted in the development of a new Green Box lightweight structure with a thinner concrete floor than usual.

The aim was to reduce the weight of the bathrooms out of consideration for the load-bearing capacity of the existing buildings. The new structure means that approximately 300 kilo less concrete is used per bathroom module. The reduced weight also contributes to meeting the project climate goals: Less concrete – lower CO₂.

High quality and aesthetic finish

The floor construction in the prefabricated bathrooms for Kista Square Garden is clad with large format tiles (slabs), providing a hygienic and easy-to-clean surface. The same tile type in 30×60 format is used on the walls to create a uniform, modern look.

Prefabricated bathroom modules streamline the construction process by simplifying logistics, shortening construction time and minimising waste. The risk of errors and problems with quality is minimised significantly, as the modules are produced under controlled conditions in the factory and delivered ready for installation, which reduces the need to have many different workers present on the building site.

Schedule for the transformation

Kista Square Garden will be transformed in four stages. The first stage, with 200 rental apartments, will be ready in 2026. The following three stages, with an additional 700 apartments (a mix of rental and owner-occupied apartments) are expected to be completed in 2027.
