Social housing in Hasselager

In Hasselager, south-west of the Danish city of Aarhus, 120 new social housing units are being erected. The development, which is focused in particular on minimising its CO2 emissions, will be a prefabricated modular construction featuring prefabricated bathrooms from Green Box.

New residential area in Kolt Østerparken

One hundred and twenty social housing units covering a total area of approx. 8,600 square metres will be built in the coming years on an area at Kolt Østerparken in Hasselager. The housing associations Brabrand Boligforening and Boligforeningen Århus Omegn are each behind three blocks of four-storey apartments on the jointly owned site in the green surroundings that characterise the Aarhus suburb.

The coming residents will find themselves living between existing residential areas, protected woods and open fields, with views of Aarhus and beyond it the sea. The units will vary in size and layout – from compact studio apartments to spacious four-room apartments. The wide variety of apartment sizes should make the area attractive to many types of residents, from singles and young couples to families with children and elderly people in need of accessible housing.

Wood-based modular construction with low carbon footprint

The six blocks will be built as modular wooden buildings with facades clad in slate and steel in greyish tones. The choice of materials and the location of the buildings in the undulating terrain will create a harmonious development with a distinct architectural style.

At the same time, sustainability is a key focus area. The construction company BM Byggeindustri, the architects Skala Architecture and the consulting engineers Vognsen Rådgivende Ingeniører are behind the development, which is designed to have a total climate impact of 6.2 kg CO2e/m2/year. This is almost half the current maximum limit of 12 kg CO2e/m2/year specified in the current Danish building regulations.

Efficient solutions in practice

The project’s environmental profile is supported by the choice of prefabricated bathrooms from Green Box, ensuring a more efficient and resource-saving construction process. The bathrooms are manufactured under controlled conditions at the company’s factory in Denmark, and delivered – ready to install – directly to the construction site. This means that on-site work can take place faster, with fewer errors and with a consistently high quality.

Thanks to Green Box’s factory-based production, materials can be used more efficiently while reducing waste, and residual products can be systematically recycled. At the building site, the short installation time saves time and labour and reduces the risk of delays. At the same time, the production method ensures that the bathrooms meet strict requirements for functionality, durability and longevity.

The groundbreaking ceremony is expected to take place in late 2024/early 2025, with the apartments being ready for occupation in 2026.
